Located on the 95-acre site of the historic Fraser River Sawmill in South West Coquitlam, Beedie Fraser Mills is a mixed-use, master-planned riverside community that will be developed over the next 25 years by Beedie Living.
Upon completion, Coquitlam new home project will provide a variety of housing options for 5,500 households in 20 towers; commercial and retail space that will employ 1,700 people; and public amenities that include a waterfront aquatic centre, an urban plaza, foreshore walkway, and 9.4 acres of usable parkland.
At full build out, this development will consist primarily of market condominiums and stacked townhomes, but also include 260 market rental and 200 non-market rental apartments.
A diverse range of commercial space will become home to cafes, a supermarket, restaurants, shops, offices, and light industrial space, such as Olivier’s La Boulangerie bakery which is already operating onsite.
There are also plans for on-site childcare and an elementary school. A seasonal farmer’s market and food trucks will add variety to the community’s food options. In addition to the green space on top of the parkades, amenities will also include bike trails, a soccer pitch, tennis courts, open gathering spaces, and public art.
To strengthen connectivity to the Lower Mainland municipalities, Beedie’s development plan includes cycling infrastructure, resident transit passes, car sharing, and enhanced transit service to the Braid Skytrain station.

Fraser Mills, located on the northern shore of the Fraser River in British Columbia, was originally the site of a sawmill known as the Ross McLaren Mill, which opened in 1889.
After a period of closure, the mill reopened as the Fraser River Sawmills. In the early 20th century, due to labor shortages, 400 Francophones were recruited from Quebec, settling in an area known as Maillardville.
Many Punjabi Sikhs also came to work in the mills and settled in Coquitlam. However, during the Great Depression, many workers were laid off, and wage reductions led to a ten-week strike. The mill eventually closed in 2001.
This new neighborhood is located in the southwestern part of Coquitlam, south of Maillardville. The city has designated the area as Waterfront Village Centre and has rezoned it for commercial and residential use. A development plan is in place to build 5,500 residential units on the land.
